Help with an 80's Horror Flick?

Hi All: My wife got me Netflix for Chritmas & I'm trying to figure out
the name of a ceratin movir from the early-mid 80's. I tried IMDB.com &
thought the guy who played the mail man in "Funny Farm" (Chevy Chase)
was in this movie I'm seeking. But it appears as if he wasn't. He's the
best description I can provide.

This horror movie takes place @ a Carnival when it closes for the
night. A young girl & a guy are there. I remember a young boy (maybe
the girls little brother?) that goes inside the tents & they chase
after him? There is a older guy (Carnival caretaker?) that's screwing
some washed-up old hag for money. Also...There is a semi-mutated
looking freak that's kills the old hag when he is fooling around with
her. The boy see this happen & the caretaker notices the little boy &
sends the semi-mutated freak after him. I remember the girl is fairly
hot looking dark haired chick. This is a low-budget 80's flick no
question. I just can't remember the name of the film! If anyone could
point me in the right direction, it would be appreciated!
